O F F I C I A L MT. LEBANON, PENNSYLVANIA The Zoning Hearing Board of Mt. Lebanon, Pennsylvania will hold a public hearing in the Commission Chambers of the Mt. Lebanon Municipal Building, 710 Washington Road on Thursday evening, October 16, 2014 at 7:30 p.m., (prevailing time). APPEAL NO. 1709 OWNER: Jay & Sally Dean, 377 Jonquil Place, Pittsburgh, PA 15228 APPELLANT: Maria Wilson/Wilson Architecture & Design, 529 Hillcrest Place, Pittsburgh, PA 15216 LOCATION: 377 Jonquil Place, Pittsburgh, PA 15228 Appellant is requesting a variance to Ordinance No. 2636, Chapter XX, § 203.5.3 Yard Requirements. 203.5.3.1.1 Front Yard. 203.5.3.1.1.1 Principal or Accessory Use or Structure: As shown on the Recorded Plat; if none is shown on the Recorded Plat, where a Lot is situated between two (2) Lots having on each a Principal Use, the Front Yard shall be the average of the Front Yards of the adjacent Principal Uses. 203.5.2 Lot Area Requirements. 203.5.2.1 Residential Uses. 203.5.2.1.1 Minimum Lot Area: six thousand (6,000) square feet. 203.5.3.1.3 Rear Yard. 203.5.3.1.3.1 Principal Use or Structure: thirty (30) feet. §1305 Unenclosed Porch Exceptions. An unenclosed porch, not more than one (1) Story or fourteen (14) feet in height, may be erected in the required Front and Rear Yard of properties situated in the R-1, R-2 and R-3 Districts, provided that it shall not extend more than ten (10) feet into a required Front or Rear Yard, or extend into the required Side Yard. The Applicant is requesting variances to construct a 30' X 22' addition on the rear of the dwelling with a wraparound deck and a 2' X 6' vestibule on the front. The vestibule will encroach 2 feet beyond the recorded 25' building line and the addition will encroach 8' into the 30' rear yard setback, the deck will encroach 3' into the required 20' rear yard setback. The property is zoned R-2 Single Family District. It was determined by the Chief Inspector for the reason the proposed construction is a violation of the above sections of the ordinance and the matter should properly come before the Zoning Hearing Board. Ordinance No. 2636, Chapter XX, Part 12, section 1201, empowers the Zoning Hearing Board to act in this appeal. MT. LEBANON, PENNSYLVANIA ZONING HEARING BOARD JB/1no1709
